The budget comes before the tours

The first purchase most buyers should make is a payment conversation with a lender, not a tour. Income, debts, down payment, credit, and eligible programs combine into a target payment. Then Las Vegas property taxes, insurance, HOA dues,and utilities stack on top, and the real budget is the all-in monthly number you can honestly carry.

Closing costs

Budget a few percent of the purchase price for closing costs, plus reserves. Amounts vary by lender, loan type, and title and escrow fees, so we estimate yours specifically.
