Aliante

Aliante was master-planned around a central lifestyle rather than a single amenity. American Nevada Corporation opened the community in the early 2000s around a core of villages, parks, and trails, with the Aliante Casino + Hotel + Spa anchoring the gateway and a guarded gate at the heart of the plan. Residents describe a family atmosphere: neighbors know neighbors, kids ride bikes to parks, and most errands stay close to home.

Recreation is the backbone of the community. Aliante Golf Club is an 18-hole championship course designed by Gary Panks and opened in 2003, and more than 400 acres of parks and greenbelts thread through the plan, including the 20-acre Aliante Nature Discovery Park with its lake, trails, and Mojave Desert exhibits. A roughly 24-mile trail system links the villages, pools, sports fields, and dog parks.

Daily life is largely self-contained. The Aliante resort, a AAA Four Diamond-rated property, adds dining, gaming, a spa, and a movie theater at the community's doorstep, while neighborhood retail and services cover groceries and errands. Sun City Aliante brings a 55-plus village inside the master plan, so the community spans generations rather than serving one age group.

The honest tradeoffs: North Las Vegas's school reputation is mixed at the city level, so the exact attendance boundary matters more here than in most planned communities, and the southwest employment base is a long commute across the valley. The resale story is younger than Summerlin's or Green Valley's, but for value, space, and Nellis access, Aliante is one of the least-advertised plays in the valley.
