A large share of Las Vegas homes sit in associations, so for many buyers it is simply how the neighborhood runs. Before you buy you want three things: the monthly or annual dues, and whether they are rising; what the rules actually restrict, such as parking, pets, exterior colors, and rentals; and the financial health of the association, including its reserves and any special assessments on the horizon. Dues are part of your real monthly budget, and a rule-heavy association changes how you can use and even invest in the home. Are HOA dues negotiable when I buy?
