The Lockhart Method is the framework I use to keep strategy ahead of action in a real estate decision. Five phases, from diagnosis to close, protect your family's interests and your outcome at every step, in plain language.
The short answer
A real estate decision is rarely just about a house. It touches the equity you have built, the payment you can carry, the school your children attend, the neighborhood you come home to, and the money you retire on.
Why strategy comes before the decision
A real estate decision is rarely just about a house. It touches the equity you have built, the payment you can carry, the school your children attend, the neighborhood you come home to, and the money you retire on. With that much at stake, the worst time to figure out your strategy is after you have already acted.
This article walks through The Lockhart Method, the framework I use to approach any real estate decision: diagnose before you decide, and build your strategy before you act. It is written for sellers, buyers, and anyone facing a major real estate decision, because the same discipline applies whether the decision is a first purchase, a longtime family home, or a property that no longer fits the life around it. Run properly, the framework protects your family's interests and your outcome at every stage, from the first conversation through closing.
The Lockhart Method
The Lockhart Method is the strategic framework behind how you approach a real estate decision. It is not a marketing slogan or a listing process. It exists so that strategy comes before action, and so your family's interests and your outcome stay protected from the first conversation to the final signature.
DIAGNOSE
Understand the client before recommending a solution: their situation, goals, property, finances, timeline, risks, constraints, and what a successful outcome actually looks like.
REPOSITION
Determine how the property or the client's position should be prepared and positioned based on what the diagnosis revealed. For sellers, this includes condition, pricing, presentation, competition, and market positioning. More broadly, it means getting the client into the strongest position before acting.
ACTIVATE DEMAND
Create and capture the right market attention rather than simply putting a property on the market and waiting. This includes exposure, targeting, marketing, database activation, buyer demand, agent outreach, digital distribution, and other appropriate channels.
CONTROL THE EXPERIENCE
Manage the process deliberately from beginning to end: communication, expectations, showings, feedback, deadlines, documentation, professionals involved, problems, and decision points. The client should understand what is happening and what comes next.
AGREE ON THE TERMS AND CLOSE
Evaluate the entire opportunity, not just price. Protect the client's objectives through terms, contingencies, timing, concessions, risk management, negotiation, and execution through closing.
The principle underneath all five phases
Diagnose before deciding. Strategy before action.

The method underneath the experience
The important distinction is that The Lockhart Method operates underneath the experience as the strategic methodology I use to guide the client's decisions, not as a fixed script that forces every journey into the same five literal steps. A buyer journey, for example, has its own buyer-friendly phases, while a seller journey may lean on a phase such as Activate Demand. Either way, the discipline stays the same: strategy before action, with the client's family and their outcome protected at every stage.
