MacDonald Ranch
A Henderson foothills master plan with a public executive course, Blue Ribbon schools, and a family-first rhythm.
Neighborhood Guide
A mature master-planned community in the Henderson foothills, built around Desert Willow Golf Course, family parks, and the Coronado school corridor.
MacDonald Ranch is the Henderson foothills master plan that grew out of the old MacDonald ranch land, developed in earnest from the late 1990s. It is really an umbrella of communities, from the Del Webb-built Sun City MacDonald Ranch 55-plus neighborhood to newer single-family sections like Sunridge and The Canyons, all arranged around Desert Willow Golf Course and a network of parks and trails. The schools, the golf, and the settled family feel are the three reasons families keep landing here.

What makes it home
Life inside MacDonald Ranch
The plan traces back to the 1970s, when the MacDonald family's ranch land in the Black Mountain foothills was first envisioned as a community; construction followed in earnest in the late 1990s. Today it spans roughly 1,200 acres of rolling desert terrain between St. Rose Parkway and Horizon Ridge Parkway, with Black Mountain as a constant backdrop. The feel is mature, established, and family-centered, closer to settled Henderson than to raw new construction.
Housing spans the full ladder. Sun City MacDonald Ranch is the second Del Webb 55-plus community in the valley, with more than 2,500 single-family and attached homes built through the early 2000s. The Foothills at MacDonald Ranch offers desert-contemporary homes on larger lots, Sunridge and the newer Canyons section add family and move-up product, and the guard-gated MacDonald Highlands luxury enclave rises above the plan to the east. Within the master plan, buyers at almost every stage can find their rung.
The shared heart is Desert Willow Golf Course, an 18-hole executive course designed by Billy Casper and Greg Nash, open to the public and surrounded by fairway homes. Around it sit City of Henderson parks with splash pads and ball fields, marked trails, tennis and pickleball, and the kind of daily conveniences families actually use, all a few minutes from home.

HOA & community rules
How MacDonald Ranch stays planned
MacDonald Ranch is HOA-managed, with separate associations by section: Sun City has its own age-qualified community association with a large recreation center, fitness space, pools, and a social calendar, while the family sections carry their own dues. The dues fund common landscaping, parks, trails, and reserves, and they vary by section and home size.
I always itemize the exact HOA for the specific property, plus any sub-association, before we run the monthly numbers together. In the 55-plus sections, I confirm the age and occupancy rules at the same time.
Questions people ask
Straight answers about MacDonald Ranch
Is MacDonald Ranch one neighborhood or several?
It is an umbrella master plan: Sun City MacDonald Ranch for 55-plus buyers, family sections like Sunridge and the newer Canyons, the Foothills on larger lots, and the gated MacDonald Highlands luxury enclave above. That variety is the point, buyers can move up within the same community as their life changes.
Can the public play the golf course?
Yes. Desert Willow is an 18-hole executive course open to the public, with a pro shop and restaurant. It is the community's centerpiece, and fairway homes surround it.
What schools serve the community?
Most of MacDonald Ranch feeds Lamping Elementary, Del E. Webb Middle, and Coronado High, with a few sections zoned differently. Pinecrest Academy nearby is a tuition-free public charter that enrolls by application. Confirming the exact address zone is part of every search I run.
Who is MacDonald Ranch best for?
Families who want a strong school corridor, 55-plus buyers in the Sun City section, golfers, and buyers who want a mature Henderson master plan rather than raw new construction.
What is the commute like?
St. Rose Parkway puts the 215 minutes away, so the Strip, the airport, and the M Resort corridor are all reachable in roughly 20 to 30 minutes depending on traffic. Daily errands, dining, and services in Green Valley and along Horizon Ridge stay close to home.
