Enterprise
A fast-growing southwest township ringed by guard-gated golf communities, family master plans, and the 215 Beltway.
Neighborhood Guide
A large southwest Las Vegas township of gated golf communities, new master plans, and parks, minutes from the airport and the Strip corridor.
Enterprise is the fast-growing southwest Las Vegas township where much of the valley's newer housing sits: guard-gated golf communities like Southern Highlands and Rhodes Ranch, family master plans like Mountain's Edge and Coronado Ranch, and dozens of newer subdivisions. It was designated a township in 2003, and the 215 Beltway brought the growth. For buyers, the real job is narrowing the community, not the township.

What makes it home
Life inside Enterprise
Southern Highlands is the area's established guard-gated golf address: thousands of homes across gated enclaves, the private Southern Highlands Golf Club, parks and paseos, and resort-grade amenities, running from entry villages into custom estate tiers. Rhodes Ranch, a short drive west on the 215, delivers the same gated-golf formula at a gentler price point, with an 18-hole course, pools, tennis, pickleball, and a resident water park.
Mountain's Edge, the large family master plan that borders the township's south side, is where the park story decides neighborhoods: its signature 80-acre Exploration Peak Park features a Western-themed playground, splash pad, outdoor amphitheater, and hiking trails up to the peak. Coronado Ranch and the newer subdivisions fill out the township, and the school story runs through Desert Oasis High School and Sierra Vista High School zones, verified per address.

Commute & practicals
Approximate drive times in normal traffic: the Strip 15 to 25 minutes, Harry Reid International Airport 15 to 20 minutes, and downtown Las Vegas 20 to 30 minutes. Grocers and pharmacies run along the 215, Durango, and Blue Diamond corridors, with Southern Hills Hospital the nearest full hospital. Fiber availability is address-specific.
HOA & community rules
How Enterprise stays planned
Nearly all of Enterprise's master-planned communities are gated and HOA-managed. Southern Highlands layers a master association over its gated enclaves, Rhodes Ranch and Mountain's Edge run community associations that cover golf, parks, pools, and common grounds, and individual subdivisions carry their own neighborhood dues. The fees are part of the monthly math in every one of these communities.
Because the township spans so many associations, dues vary meaningfully by community and even by phase. I itemize the current HOA and master association fees, plus any special assessments, for the specific home so the comparison across communities is apples to apples.
Questions people ask
Straight answers about Enterprise
What is the difference between Enterprise and a specific community?
Enterprise is the township, the broader area. Communities like Southern Highlands, Rhodes Ranch, and Mountain's Edge are the master-planned neighborhoods people actually shop. The important decision is usually the community, not just the township.
Southern Highlands or Rhodes Ranch?
Both deliver the guard-gated golf formula, and the decision usually comes down to budget and finish level. Southern Highlands is the more established tier with pricier enclaves and a private club experience; Rhodes Ranch offers many of the same gates, pools, and golf amenities at a noticeably lighter price point. I tour both, then let the community feel and the monthly math decide.
What about the Silverstone Ranch mix-up?
Worth flagging honestly: the Silverstone Ranch guard-gated golf master plan sits in the far northwest near Centennial Hills, not in the southwest. Buyers also hear Silverado Ranch, a different community near the southeast side of the airport corridor. Names like these get confused all the time, which is exactly why I anchor every recommendation to the actual address, ZIP, and map rather than a name.
Is Enterprise a good area to buy for the long term?
Its continued growth, newer product, and southern employment base make it a common long-term choice. I help buyers weigh the specific community, its resale history, and their time horizon rather than betting on the area in general.
