A real estate recommendation should not begin with "sell" or "keep." It begins with the property, the debt, the equity, and the market. These five numbers come first, in order.

    Mortgage / Loan Balance

    What is still owed against the home, including the first mortgage.

    Estimated Property Equity

    Value minus the mortgage, HELOC, and other liens on the property.
