Las Vegas Communities
What is it like to live in Enterprise?
By Steve Lockhart
The short answer
Enterprise is the fast-growing southwest township where much of the valley’s newer housing sits: guard-gated golf communities like Southern Highlands and Rhodes Ranch, family master plans like Mountain’s Edge, and dozens of newer subdivisions. The U.S. Census Bureau counted 221,831 residents in the Enterprise CDP in the 2020 Census, more than double the 108,481 counted in 2010. The real job for a buyer is narrowing the community, not the township.
Full answer
Overview of the community
Enterprise is the large southwest Las Vegas township inside the 215 Beltway, designated a township in 2003 as the growth moved south. The U.S. Census Bureau counted 221,831 residents in the Enterprise CDP in the 2020 Census, up from 108,481 in 2010. The 215 brought the growth, and the growth brought guard-gated golf communities, family master plans, and new subdivisions that keep coming.
Lifestyle and character
The lifestyle is planned-community living. Southern Highlands is the area’s established guard-gated golf address, with thousands of homes across gated enclaves, the private Southern Highlands Golf Club, parks and paseos, and resort-grade amenities. Rhodes Ranch, a short drive west on the 215, delivers the same gated-golf formula at a gentler price point, with an 18-hole course, pools, tennis, pickleball, and a resident water park. Mountain’s Edge, the large family master plan on the township’s south side, is where the park story decides neighborhoods, with its signature 80-acre Exploration Peak Park, a Western-themed playground, splash pad, outdoor amphitheater, and hiking trails up to the peak.
Housing and home styles
The housing is newer on average than most of the valley. Prices run the gamut by community: Rhodes Ranch offers some of the most accessible guard-gated golf product in the valley, Southern Highlands spans from entry villages into custom estate tiers, and Mountain’s Edge and Coronado Ranch cover the family and first-time range. Nearly all of the master-planned communities are gated and HOA-managed, so the dues are part of the monthly math in every one of them.
Schools
Enterprise is served by Clark County School District schools. Much of the area feeds Desert Oasis High School and Sierra Vista High School, with Gunderson and Tarkanian middle schools in the mix, but boundaries change and split by community. I verify the current feeder pattern for the exact address before anyone relies on a school name.
Commute and location
Enterprise sits inside the 215 Beltway loop. The Strip is roughly 10 to 20 minutes away via I-15 or Las Vegas Boulevard, and Harry Reid International Airport lands around 15 minutes for most of the township. Downtown runs about 20 to 30 minutes in normal traffic. Traffic on the 215 and the surface roads builds with the growth, so I test the exact route for your job before recommending the area.
What residents love
Residents love the newer product and the amenities. A gated community with golf, pools, and parks is the everyday norm here, not the exception. The airport is close, the southwest employment base is close, and the schools and parks are built into the plan. Families get the master-planned rhythm, and buyers who want new or newer construction have more choices here than almost anywhere else in the valley.
What to know before moving
Know that Enterprise is the township, not the community. Southern Highlands, Rhodes Ranch, and Mountain’s Edge are the neighborhoods people actually shop, and the decision is usually the community, not just the area. HOA and master association fees vary meaningfully by community and even by phase, so the true monthly cost needs itemizing. And one honest warning: the Silverstone Ranch master plan sits in the far northwest, not the southwest, and Silverado Ranch is a different community near the airport corridor. Names like these get confused all the time, which is why I anchor every recommendation to the address and map rather than a name.

Frequently asked
Questions people often follow up on
What is the difference between Enterprise and a specific community?
Enterprise is the township, the broader area. Communities like Southern Highlands, Rhodes Ranch, and Mountain’s Edge are the master-planned neighborhoods people actually shop. The important decision is usually the community, not just the township.
Southern Highlands or Rhodes Ranch?
Both deliver the guard-gated golf formula, and the decision usually comes down to budget and finish level. Southern Highlands is the more established tier with pricier enclaves; Rhodes Ranch offers many of the same gates, pools, and golf amenities at a lighter price point. I tour both, then let the community feel and the monthly math decide.
Is Enterprise a good area to buy for the long term?
Its continued growth, newer product, and southern employment base make it a common long-term choice. I help buyers weigh the specific community, its resale history, and their time horizon rather than betting on the area in general.

My strategy: pick the Enterprise community, not the township. I match your budget and lifestyle to the right master plan, itemize the real HOA math, and verify the school feeder before you fall for the amenities.
