Who is eligible for a VA loan and what does my entitlement mean?

The short answer
Eligibility and entitlement get confused, so let me separate them.
Full answer
Eligibility and entitlement get confused, so let me separate them. Eligibility is whether your service qualifies you for the benefit in the first place: roughly 90 days of wartime active duty, 181 days of peacetime active duty, or six years in the Reserves or National Guard, with an honorable discharge in most cases. Surviving spouses can qualify under specific conditions. This part is proven with a Certificate of Eligibility.
Entitlement is the amount the VA guarantees to the lender on your loan. Think of it as the insurance that lets the lender give you 100 percent financing. Qualified borrowers receive a basic entitlement, and most who served after 1990 also hold what is called bonus entitlement, which is why most full-entitlement borrowers have no practical loan limit to worry about in Las Vegas.
The important part for planning is that entitlement is reusable. Sell the home and pay off the VA loan, and the entitlement is restored, often in full. You can also have another eligible veteran assume the loan, or in some cases apply for a one-time restoration. We confirm your exact numbers before the search, because the difference between full and remaining entitlement changes the loan limit and the strategy.

Frequently asked
Questions service members often follow up on
How much entitlement do I have?
Basic entitlement and bonus entitlement depend on when you served. Rather than guess, we pull the actual number from your Certificate of Eligibility, because the guarantee amount is what determines whether you need a down payment on a high-priced home.
Does using half my entitlement mean I can never use it again?
No. Remaining entitlement stays available, and full entitlement comes back when you sell and pay off the loan, refinance into a non-VA loan, or have a qualified veteran assume the debt.
What is one-time restoration?
If you paid off a VA loan but kept the home, you can apply once to have the entitlement restored for another purchase. Your lender files the paperwork, and we plan for it well before the offer stage.

My strategy: know your exact entitlement numbers before you shop. We pull the certificate, understand the full versus remaining guarantee, and set the strategy so the entitlement supports the home you actually want instead of quietly limiting it.
