A common myth is that the VA loan is a once-in-a-lifetime benefit, so let me correct it: career military families use VA loans on assignment after assignment. What actually matters is entitlement, and entitlement is designed to be reusable.
The cleanest path to a full second use is the full cycle: buy with the VA loan, sell the home and pay off the loan, and the entitlement is restored, usually in full. Refinancing the VA loan into a conventional or FHA loan also restores it, which is one reason I walk owners through that tradeoff carefully. If another eligible veteran assumes your loan and substitutes their own entitlement, that restores yours as well.
There is also a one-time restoration path if you paid off a VA loan but kept the house, which matters for owners who refinanced but want the benefit back for the next purchase. And you do not always need full entitlement: remaining entitlement can support another purchase, subject to the county loan limit for the area.
The honest planning note is that the numbers get specific fast. Confirm your exact remaining entitlement with the certificate and your lender before you shop, and the second use becomes a strategy instead of a hope.
