The VA loan is one of the strongest home buying tools in the country, and it exists because of what you did in uniform. The Department of Veterans Affairs does not lend money directly. It guarantees a portion of the loan, which lets private lenders offer terms they could not otherwise offer: no down payment on most purchases, no monthly private mortgage insurance, competitive rates, and a more forgiving path through credit history.
Who qualifies comes down to service. Generally, veterans who served 90 consecutive days on active duty during wartime, 181 days during peacetime, or six years in the Reserves or National Guard qualify, along with service members still on active duty. An honorable discharge is required in most cases, and surviving spouses may be eligible under certain conditions. The service side is verified with a Certificate of Eligibility, and the money side is still underwritten by a lender, so your income, debts, and credit score matter too.
In Las Vegas, the VA loan covers everything from entry-level condos to well above the median home price, so for most eligible buyers it is simply the strongest financing available. The strategy is the same as any good purchase: confirm eligibility early, get the certificate moving, and pair with a lender who does VA volume, not the occasional loan.

Does the VA itself lend me the money?
No. The VA guarantees part of the loan, and a private lender such as a bank, credit union, or mortgage company funds it. You get the VA terms because of the guarantee, and you work with the lender on the payoff, the escrow, and the closing.
Do I need to be a first-time buyer to use a VA loan?
Not at all. The VA loan can be used again and again as long as you have entitlement available, which is why so many career military families in Las Vegas use it for every assignment that ends in a purchase.
What if I do not have a copy of my DD 214?
