Think of the Certificate of Eligibility as your ticket onto the VA loan program. It is the document the VA issues that verifies two things: that your service history qualifies you, and how much entitlement you have available. Without a COE, no lender can close a VA loan, so it is the first domino in the whole process.
The good news is that getting one is usually fast. Most lenders request it electronically and it comes back in days, sometimes instantly for borrowers the VA can verify automatically. You can also request it yourself at VA.gov or by mailing VA Form 26-1880 with your DD 214 or equivalent service records. An automatic certificate is issued when the VA can verify your eligibility on its own.
What slows people down is waiting until the offer stage to think about it. The COE is free, it rarely takes long, and pulling it early removes a whole category of closing surprises.
