Then add your numbers. How much equity have you built? What will selling actually cost? Where are you going next, and does that plan depend on the sale proceeds? A strong market does you no good if your next purchase or your budget is not ready, and a softer market can still work for a seller with equity and a plan.

Timing also depends on why you are selling. A family move, a job change, retirement, or a life transition has its own clock, and trying to time the market around it usually costs more in stress than it saves in dollars. The best plan fits the market to your timeline, not the other way around.
