Economists split housing signals into leading and lagging indicators. Leading indicators move before the market does: building permits, new listing counts, rate trends, employment growth, and in-migration are the ones I watch. They hint at the direction of future supply and demand.

Building permits tell you how much new supply is on the way. Employment and migration tell you how much future demand is forming. Rate direction tells you whether buyers are gaining or losing affordability. Each one is a clue, and together they sketch the next chapter of the market before the sales data confirms it.

Lagging indicators, like closed sales and median price, confirm what already happened. They are the most reliable record of the past and the slowest to turn. That is why a market can look strong in the sales report even as the leading signs have already softened.

I use leading indicators to prepare clients, not to promise outcomes. If permits and inventory are climbing, we plan for more buyer choice. If employment and migration are strong, we plan for competition. The market can surprise, but good planning uses every honest signal available.
