Supply and demand are the two forces that set price and pace. Supply includes resale listings, new construction, and even the homes owners might sell if conditions change. Demand includes the buyers currently in the market, moved by population, jobs, affordability, and confidence.
The interaction shows up in months of inventory, the cleanest single number for balance: how long the current supply would take to sell at the current pace. Low months of inventory means demand is absorbing supply quickly. High months of inventory means supply is piling up relative to buyers.
Rates shift demand more than anything else in the short run, because a buyer's affordable price changes with the payment. Population and employment shift it in the long run. Supply adjusts more slowly, driven by listings, construction, and owner decisions, which is why markets often overshoot in both directions.
For an individual, supply and demand matter at your level: your price range, your community, your home type. The valley-wide balance can be irrelevant to a three bedroom home in the neighborhood you want. The data that matters is the data for the segment you are actually in.
