The relationship between them, the sale to list ratio, is a market signal. When homes consistently sell at or above list, demand is strong and sellers hold more cards. When they sell under list, buyers have more room and pricing strategy matters more. The average moves with the market's balance.

A home selling above list does not automatically mean it was underpriced, and selling below list does not mean it was overpriced. Pricing is a strategy, and the sale price reflects how the marketing, condition, and competition met the market on that specific home.
