Las Vegas Communities
What is it like to live in Paradise?
By Steve Lockhart
The short answer
Paradise is the urban, unincorporated center of the valley, wrapped around UNLV, Harry Reid International Airport, and much of the resort corridor. The U.S. Census Bureau counted 191,238 residents in the Paradise CDP in the 2020 Census, placing it among the most populous unincorporated communities in the country. It is convenience-driven, diverse, and in constant motion, a different world from the master-planned outskirts.
Full answer
Overview of the community
Paradise is the unincorporated central township of the Las Vegas Valley, and it is where the city’s most famous geography lives: most of the Strip, UNLV, and the airport all sit inside its borders. The U.S. Census Bureau counted 191,238 residents in the Paradise CDP in the 2020 Census, which places it among the most populous census-designated places in the United States. It is urban, diverse, and in constant motion.
Lifestyle and character
The lifestyle is convenience-driven. Short drives to work, school, dining, and leisure are the norm, with a real mix of housing from mid-century single-family homes to apartments and condominiums. The resort corridor just to the west is the densest dining neighborhood anywhere, UNLV’s Maryland Parkway adds campus cafés and student-friendly spots, and local institutions on Eastern and Flamingo round out the mix. Sunset Park brings sports fields, trails, and a dog park to the township’s east side.
Housing and home styles
Housing varies widely by pocket. There are established single-family neighborhoods from the mid-century era, denser condominium and apartment product near the university and corridor, and planned pockets in between. Because the township developed over decades, the specific area determines the level, and prices vary widely street to street. It is not a one-product area, which is part of its appeal.
Schools
Paradise is served by the Clark County School District, with boundaries that vary across the township. UNLV sits at the township’s center, which makes Paradise one of the few places in the valley where a university campus is part of the neighborhood. For higher education and the university-adjacent lifestyle, the address is hard to beat.
Commute and location
Location is the whole story. The Strip runs 5 to 10 minutes from most of Paradise, Harry Reid International Airport 5 to 15 minutes, and downtown Las Vegas 15 to 20 minutes in normal traffic. Grocers and pharmacies line Flamingo and Maryland, with Sunrise Hospital and Valley Hospital nearby. Commutes can get busy, but the distances are short.
What residents love
Residents love the proximity. Work, school, the airport, and the entertainment corridor are all minutes away, which is rare in a valley built around the car. The diversity is real, the rental demand is steady, and the investment story is strong because of the university and employment base. For people who want everything close and a neighborhood with actual character, Paradise delivers.
What to know before moving
Know that Paradise is not one neighborhood. The township spans the university district, the corridor, and established residential pockets, and the character changes completely from block to block. Some areas are denser and busier than buyers expect, and parking and traffic come with the urban territory. It is also not the same as downtown Las Vegas, which is a separate area to the north. And because the housing stock is older in many pockets, the condition and layout of the specific home matter more than the address.

Frequently asked
Questions people often follow up on
Is Paradise a good investment area?
The rental demand from the university and employment base makes it a common investment stop. I evaluate the specific property, its rent, and the neighborhood pocket rather than treating the whole township as one market.
Is Paradise the same as downtown?
No. Downtown Las Vegas is a separate area to the north. Paradise is the central township around UNLV and the airport, though the two connect.
Is Paradise good for families?
It depends on the pocket. Some established neighborhoods suit families well, while the denser corridor areas are better for students, workers, and investors. I help you find the pocket that matches the life you are planning.

Your Home | My Strategy | Proven Results
My strategy: match the Paradise pocket to your actual routine. The right street depends on whether your anchor is UNLV, the airport, the corridor, or a job on the east side, so I start with the commute and the block, not the township name.
