Summerlin is the valley's flagship master-planned community, roughly 22,500 acres on the western edge with 30-plus named villages, more than 200 miles of trails, and Red Rock Canyon on its doorstep. Henderson is the settled suburban giant to the southeast, home to Green Valley, Anthem, Seven Hills, and Inspirada, with a reputation for strong school zones and a slower, family-first pace.

The northwest corridor, running from Centennial Hills through Providence and Skye Canyon, offers newer construction, mountain light, and generally more home for the money the farther out you go. North Las Vegas, especially around Aliante, is the value corridor with close access to Nellis Air Force Base. If walkability and nightlife matter most, downtown and the Arts District are the only parts of the valley where you can truly live without a car most days.

A family that hikes every weekend may find it worth it. A commuter to Nellis or a budget-focused first-time buyer usually finds a better fit elsewhere. Fit, not rank, is the honest measure.
