Las Vegas Communities
What are the best communities near the Las Vegas Strip?
By Steve Lockhart
The short answer
A lot of people move to Las Vegas for work tied to the Strip, the airport, or the convention corridor, and they want a home close enough to be practical without living in the tourist zone.
Full answer
A lot of people move to Las Vegas for work tied to the Strip, the airport, or the convention corridor, and they want a home close enough to be practical without living in the tourist zone. Spring Valley, west of the Strip along the 215 Beltway, is the classic answer: established neighborhoods, quick freeway access, and a 10 to 20 minute commute to most resort jobs. The Lakes and Desert Shores, near the southwest edge of the valley, wrap neighborhoods around lakes and parks with easy access to the west and south. Paradise, the unincorporated township that sits around the Strip, offers maximum convenience for some of the shortest commutes in the valley, with a tradeoff in the character of the streets.
The newer southwest, Enterprise and the communities along the 215, is where many hospitality and airport workers settle: newer homes, newer schools, and a commute that mostly stays on big roads. Farther west, the master-planned communities of the southwest edge, Southern Highlands and the area around the 215 and Blue Diamond Road, trade a slightly longer drive for a much stronger neighborhood brand.
The honest caution is real: near the Strip means Strip-adjacent realities. Weekend traffic, events that close streets, and visitor traffic on the main corridors are part of the deal, and they vary block by block. I always test the actual drive at the actual shift times, because a 15 minute commute at 10 a.m. can be a 40 minute crawl at 4 p.m. on a convention week.

Frequently asked
Questions people often follow up on
Is it expensive to live close to the Strip?
Not automatically. Some of the closest addresses, parts of Paradise and Spring Valley, carry middle-of-the-market pricing because the neighborhoods are older and mixed. The premium shows up more in brand communities like Southern Highlands. In every case I run the commute and the cost together, because the cheapest home can be the most expensive in drive time.
What is the commute like from Spring Valley to the Strip?
Generally 10 to 20 minutes via the 215 and local roads, but the 215 and the I-15 interchange back up at rush hour and during events. The honest advice is to test your exact route at your real hours before choosing. I do that with clients who work resort shifts.
Are the communities near the Strip good for families?
The southwest and west-side areas, Spring Valley, the Lakes, and Enterprise, include plenty of family neighborhoods with good parks and schools in the mix. Paradise is more of a convenience play than a family-first community. I match the specific community to your family needs rather than generalizing the whole near-Strip zone.

My strategy: test the drive at your real shift time before you choose, then weigh convenience against the character of the street. Near the Strip is a commute decision and a lifestyle decision, and both have to pass.
