There are actually two different things people call a cash offer. One is a real, verified cash buyer, an individual or a buyer who can pay without a loan, and that is a strong, safe buyer for any seller. The other is the instant-cash company or wholesale buyer that offers a fast, fixed, as-is number and plans to resell. The difference matters. A verified cash buyer can pay at or near market and win on terms, and it is nobody that concerns you. The commercial instant offer, by contrast, is usually below the full resale value because it takes on the risk, the time, and the work, in exchange for a very clean close. The traditional route puts the home in front of the whole market, runs the full pricing machine, and usually brings the best net, at the cost of weeks, preparation, and some unpredictability. Both can be right: the seller who needs speed, certainty, or as-is most of the time picks cash, and the seller who wants the maximum usually lists. And a hybrid is common: list traditionally and take a clean cash number if one lands.
