New Construction

Which new construction communities should be on my list?

By Steve Lockhart

The short answer

Las Vegas builds new homes across the entire valley, and the map splits into a few clear corridors. Summerlin is the flagship master plan, with established villages and new districts rising in Summerlin West, including recent communities like Grand Park.

Full answer

Las Vegas builds new homes across the entire valley, and the map splits into a few clear corridors. Summerlin is the flagship master plan, with established villages and new districts rising in Summerlin West, including recent communities like Grand Park. Henderson is a close second, with large active master plans like Cadence and Inspirada, plus luxury enclaves around Lake Las Vegas and Anthem.

The northwest corridor, running through Skye Canyon, Providence, and North Ranch, offers newer construction, mountain views, and often more home for the money the farther out you go. North Las Vegas has growing value neighborhoods with close access to Nellis Air Force Base. Rhodes Ranch and other established communities continue to fill out, and new phases open all the time.

The right first list is built from your constraints: commute times, school boundaries, price range, and the lifestyle you want, from trail systems to proximity to work. A community that is perfect for one family is the wrong one for another. I take your real filters and turn them into a shortlist of current options rather than a list of every builder in town.

Frequently asked

Questions people often follow up on

Is Henderson or Summerlin better for new construction?

Both are excellent and different. Summerlin offers the valley's most established master plan with strong resale and trails, while Henderson's new construction is concentrated in large active master plans like Cadence and Inspirada with strong school demand. The choice comes down to your commute, budget, and lifestyle, not a winner.

Are new communities in the northwest a good value?

The northwest corridor can offer newer construction and more home for the money than the more established parts of the valley, which appeals to many buyers. Balance that with the longer commutes and the fact that new schools, retail, and amenities build out over time.

Should I focus on one master plan or compare across the valley?

Compare across the valley with your filters in hand. Most buyers narrow to two or three communities that fit their commute and budget, then compare lots, floor plans, and HOA structures within those. That is faster and more honest than falling in love with one builder first.

My strategy: build the shortlist from your real life, not from builder brochures. I map your commute, budget, and lifestyle across the active communities, then we tour the two or three that genuinely fit, so the list is short and the decision is clear.
