New Construction

How long does it take to close on a new build in Las Vegas?

By Steve Lockhart

The short answer

The timeline begins before construction does. After you sign, there is the design center scheduling, plan and lot selection, permitting, and the builder's construction queue, and the home is not usually started on day one.

Full answer

The timeline begins before construction does. After you sign, there is the design center scheduling, plan and lot selection, permitting, and the builder's construction queue, and the home is not usually started on day one. From foundation to finish, a new build occupies months of calendar, and the builder, not the buyer, controls the schedule.

Completion dates are estimates, not promises, in most builder contracts. Subcontractor availability, inspections, material supply, and weather all move the finish date, and builders rarely guarantee a date to a buyer the way a resale contract does. The closing date on the contract can be pushed, and the contract usually gives the builder that room.

Plan around the uncertainty. If you need to move on a specific date because of a lease, a transfer, or a school year, build a buffer, or consider move-in-ready inventory that is already finished or nearly done. If you can wait and want your choices built in, the timeline is simply part of the price of new construction.

Frequently asked

Questions people often follow up on

Why is the builder's closing date not guaranteed?

Builder contracts commonly state that time is not of the essence, meaning the closing date is a target, not a hard deadline. Construction is subject to permits, inspections, subcontractor schedules, and material delays, and the contract gives the builder flexibility when those shift. Read that clause before you plan around a date.

What is move-in-ready inventory?

Move-in-ready or quick move-in homes are houses the builder has already started or finished without a buyer attached, often with preselected upgrades. You can close in weeks instead of months, and the builder may price them attractively to move them. The tradeoff is accepting the selections and lot as they are.

Can I close early if the builder finishes ahead of schedule?

Sometimes, but closing early means the money has to be ready early, and the builder may still hold the loan lock and inspection timeline to their process. Communicate your flexibility early. If the home finishes early and you can close, great, but do not build your finances around the possibility.

My strategy: build the timeline like the calendar belongs to someone else. I help you choose between a build with buffer and move-in-ready inventory based on your real move date, and I keep the builder's schedule honest in writing so your lease and your closing do not collide.
