The calendar is set by the real pieces: the appraisal schedule, the title work, the lender queue, and condition loops. A file with every document staged before the application passes the review in days; a file missing pieces travels back and forth and eats the schedule. FHA and VA files carry additional layers of review, and a busy appraiser can add a week on its own. The buyer in a hurry can move the clock: answer the conditions the day they come, keep the documentation current, and schedule carefully. The underwriting wait is mostly a plan you build, not a luck of the draw.

Can I speed up the approval?
Yes: meet every condition the day it arrives, upload the use-able format the lender wants, and schedule the appraisal early. Clean files with pre-staged documents turn in days. The fastest home loans usually belong to the buyer who prepared the file weeks before the contract, not the one chasing at closing.
Why does the appraisal take so long?
The appraiser has to schedule, visit, measure, photograph, and research the sold comps, and busy stretches in the valley can push the report out a week or more. Everything you control, access, an empty gate, and a quick answer to questions, speeds it. And we order the appraisal the day the price is accepted, not later.
Is a 21-day close realistic?
With a strong conforming file, a quick appraisal, and both sides cooperating, it is possible, though most purchases run 30 days or a bit more, with FHA and VA often re-checking a little longer.
