They verify your income through tax returns and pay history, confirm your assets and the source of any large deposits, count your debts against the program limits, review your credit for patterns, and check the appraisal to confirm the house is worth the price you are paying. They run the numbers as a test against rules built to protect the lender and, in the process, to protect you from a payment you cannot afford. That is why a file with a missing statement or an unexplained deposit slows everything down. How long does the underwriting review actually take?
