MARKET UPDATES

What should I ask my agent about the local market?

By Steve Lockhart

The short answer

Start with the balance: how many months of inventory exists in your price range and community, and whether it is rising or falling. Follow with pace: how many days homes like yours take to go under contract, and how close sales come to asking price.

Full answer

Start with the balance: how many months of inventory exists in your price range and community, and whether it is rising or falling. Follow with pace: how many days homes like yours take to go under contract, and how close sales come to asking price. Those three questions tell you who holds leverage.

Ask for the evidence behind the advice. For a seller, ask for the recent comparable sales that support a target price, including what was adjusted and why. For a buyer, ask how the offer should be structured given current competition, and what the neighborhood's typical sales say.

Ask how the market is changing, not just where it is: rising or falling inventory, faster or slower days on market, and what the leading signs look like. A market is a movie, not a photograph, and the direction matters as much as the level.

Finally, ask what it means for you and how they would proceed. The delivery matters: a confident, specific answer backed by current data is what you want. A vague answer wrapped in hype is the sign to keep interviewing.

A note from Steve: market conditions change every month, and numbers quoted anywhere can go stale quickly. The guidance on this page is meant to stay true across markets. For the latest Southern Nevada figures, check the Market Updates page or ask me directly, and I will read the current data through your situation.

Frequently asked

Questions people often follow up on

How do I know if an agent's market answer is honest?

Honest answers are specific, current, and tied to your segment, with a willingness to distinguish what is known from what is a guess. If an agent refuses numbers or only repeats headlines, that is information too.

Should I ask about the whole valley or just my area?

Both, in the right order: the valley for context and your area for the decision. No one buys a valley; they buy a neighborhood, and the neighborhood's data is what should drive your offer or your price.
