Some months the median rises, some it falls, and many it barely moves, which is why one month proves nothing.
For a specific home, price is set by agreement: what a buyer is willing to pay and a seller is willing to accept. That changes as new sales close, because each closed sale becomes evidence for the next one. A home that sells this week quietly influences what its neighbors can ask next month.
Las Vegas prices have historically moved in cycles rather than a straight line, with stretches of strong gains, stretches of sideways movement, and corrections in between, tied to the local economy and national market forces. Within those cycles, month to month movement is usually modest, which favors patience over panic.
The practical answer is that prices are adjusting all the time, in small increments, and the way to see them is through trends across several months, not through any single report.
