Summerlin or Henderson: which is right for me?
By Steve Lockhart
The short answer
Summerlin and Henderson anchor opposite sides of the valley, and they are the two most common answers when someone asks where a serious buyer should live. Summerlin is the western flagship, planned around villages with parks and more than 200 miles of trails, built against Red Rock Canyon.
Full answer
Summerlin and Henderson anchor opposite sides of the valley, and they are the two most common answers when someone asks where a serious buyer should live. Summerlin is the western flagship, planned around villages with parks and more than 200 miles of trails, built against Red Rock Canyon. It skews newer, resort-adjacent, and active: golf, hiking, and weekends at Mount Charleston. Henderson is the southeast city, built around mature communities like Green Valley and newer ones like Anthem and Inspirada, with a civic downtown on Water Street, respected school demand, and a reputation as one of the safer large cities in the region.
Commute is where the decision often gets made. Summerlin feeds the west side: the 215 Beltway, US-95, and Red Rock, with the Strip about 20 to 30 minutes away depending on the village. Henderson works best for the southwest tech corridor, Harry Reid International Airport at roughly 20 minutes, and the southeastern job base. A Nellis-connected family usually belongs in the north or northeast, not either of these. A buyer who works near the airport should not fall in love with a Summerlin village, no matter how beautiful the trails are.
Price and value track differently too. Summerlin carries a premium for the brand and the trails, with a wide range from townhomes to multimillion-dollar estates in The Ridges. Henderson's medians sit in a similar band overall, but the community mix is wider: Green Valley resale in the mid-$400s, Anthem higher, and entry product around Cadence and Inspirada's edges. Schools are the same district in both, so the zone matters more than the city line.
My honest advice: drive both at the times you would actually commute, and judge by your daily rhythm, not by the brochures. I can walk you through the villages that fit your budget in each, because the right answer here is genuinely personal.

Frequently asked
Questions people often follow up on
Which has better schools, Summerlin or Henderson?
They are the same school district, the Clark County School District, so the comparison is really about zones. Summerlin zones feeding Palo Verde High and Henderson zones feeding Coronado, Green Valley, and Foothill are all consistently among the most requested. The exact attendance boundary, verified by address, matters more than which city the house is in.
Is Henderson really safer than Summerlin?
Henderson carries one of the strongest safety reputations of any large city in the region, and the planned villages of Summerlin are also consistently cited among the valley's safer areas. Both are safe in general terms. I recommend judging your specific ZIP and street rather than the whole city.
Which is better for commuting to the Strip?
Henderson is generally faster for the southern Strip and airport work, with roughly 20 to 30 minute drives from most communities. Summerlin is 20 to 30 minutes from the Strip on a good day, longer in traffic. Test your exact door-to-door drive at the time you would actually commute.

My strategy: test the commute both ways at your real hours, then tour the three best-fit villages in each before deciding. The brand is pleasant, but the drive is forever.
