Full answer
Gates are common in Las Vegas, more than in most cities, and they range from modest manned entrances to full estate security. The best-known communities with gates include the west side's The Ridges and Red Rock Country Club, the southwest's Southern Highlands, the southeast's Anthem gated villages, MacDonald Highlands and Ascaya in Henderson, Aliante in North Las Vegas, and the resort-style neighborhoods of Lake Las Vegas. Within them, the gates vary: some are guarded 24 hours, some are staffed at peak times, and many use gates plus patrols plus a strong HOA.
The honest view of gates: they reduce casual traffic and give most residents a real sense of security, and they are genuinely popular with buyers, which supports resale. They are not a guarantee against property crime, and they add a layer of HOA dues that can run from a few hundred dollars a month into the thousands in the top estates. The gate is a feature you pay for every month, forever, so the fee belongs in the payment math before you fall for the privacy.
I also want to be straight that gated does not automatically mean better: some of the valley's finest streets are open, and some gated communities have fees that outstrip the value of the gate. The test is what the specific community's gate and HOA actually deliver, security staffing, maintenance, amenities, and reserve funding versus the fee. I evaluate that per community, because the marketing rarely tells that part of the story.

Frequently asked
Questions people often follow up on
Are gated communities worth the extra HOA cost?
For many buyers, yes: lower traffic, privacy, and resale demand justify the fee, and the market consistently rewards the address. For others, the fee is a recurring cost they barely use. I price the fee against what the specific gate and HOA deliver and let you decide with the real numbers.
Do all gated communities have guards?
No. Some are guarded around the clock, some are staffed only at peak hours, and some use automated gates with patrols and cameras. Security staffing is one of the biggest differences in how the fee is spent, so I check the actual model per community.
Which part of the valley has the most gated communities?
Gates spread across the planned corridors, with concentrations in Summerlin, the foothills of Henderson, Aliante in the north, and the southwest master plans. The choice is really about which gate style fits your lifestyle and budget, not which quadrant has more of them.

My strategy: price the gate into the payment before you buy it. I compare what each community's security and HOA actually deliver, because a gate you never use is a fee, and a gate that fits your life is value.
