It is enormous, roughly 22,500 acres with more than 115,000 residents across 30-plus named villages, and it is built as a series of communities instead of one big subdivision: shopping villages, hospitals, parks, and hundreds of miles of trails woven between the homes. Red Rock Canyon sits at its western edge, and the view of the Spring Mountains is part of the daily scenery.

The lifestyle is active and outdoors-forward. Families fill the parks, golfers have TPC Summerlin and Red Rock Country Club, and hikers are at Red Rock or Mount Charleston in minutes. The school demand is some of the strongest in the valley, and the villages range from townhomes at entry levels to the gated estates of The Ridges, so Summerlin houses a wide range of buyers, priced accordingly.
