Inside the City of Las Vegas, short-term rentals of 30 days or less are regulated: you need a short-term residential rental license, the property generally must be your primary residence with you living there, and the home must meet occupancy and distance rules. It is legal, but it is a licensed activity with requirements, not a free-for-all.

Unincorporated Clark County, which covers much of the valley outside city limits, adopted a short-term rental licensing ordinance several years ago, but the county stopped accepting new license applications, and enforcement of the ordinance is currently challenged in court. What that means in practice: if you are looking at a property in unincorporated county areas, you cannot assume a short-term rental license is available at all. Henderson and North Las Vegas each have their own separate rules with their own license requirements and limits.

Because this area changes, with court rulings, new county decisions, and city amendments, the only responsible step is to verify current status for the exact address before making an offer. Ask the city or county directly, check the current ordinance, and get the answer in writing.
