DSCR stands for debt service coverage ratio, and the name tells you how the loan works: the lender compares the property's projected rental income against the mortgage payment to decide if the loan is safe. If the rent comfortably covers the payment, the ratio is strong, and approval follows from the property rather than your paycheck. That is why DSCR loans are popular with self-employed investors, landlords with complex tax returns, and people whose W-2 history understates their real cash flow.
The tradeoff is real. Because the lender cannot rely on your income, they lean on the property and the equity: expect a larger down payment, typically 20 to 25 percent, interest rates above conventional investment loans, and sometimes shorter terms or points. Lenders also usually want the property rent-ready or producing income already, a minimum credit score, and cash reserves, and the loan is limited to non-owner-occupied properties. If a property does not rent for enough to cover the payment, the loan may not be available at all without a bigger down payment.
DSCR is not better or worse than a conventional investment loan, it is a different tool. It helps when qualifying income is the obstacle and the property's own numbers are strong, and it can cost more when you have clean W-2 income and could qualify conventionally. The right question is not which loan is trendy, it is which loan gets you the best terms for the property and your financial situation, so compare current quotes for both before a purchase.

Do DSCR loans work for flips?
Not usually, because they underwrite long-term rental income and the property must be rent-ready or rented. Flippers generally use hard money or cash, which are built around the after-repair value and a shorter exit.
What DSCR does a lender look for?
Lenders talk about a ratio of 1.0 or better, meaning the rent at least covers the mortgage payment, and many want more cushion. A higher down payment can offset a lower ratio, but every lender sets their own thresholds, so compare current programs.
Can I refinance into a DSCR loan later?
Yes, cash-out rate-and-term DSCR refinances are common for investors pulling equity out of a performing rental. The property's rent, its appraised value, and your credit drive the terms.
