Summerlin is one of the largest master-planned communities in the United States, developed by The Howard Hughes Corporation since 1990 and named for Howard Hughes' grandmother, Jean Amelia Summerlin. It surrounds roughly 30 distinctly planned villages, from family neighborhoods to the gated estates of The Ridges.

Residents consistently rank the Summerlin Trail System, the community's most popular amenity, with more than 200 miles of trails linking parks, village centers, schools, and open space. The community has hundreds of neighborhood parks and a mix of village retail cores, including Downtown Summerlin, Summerlin South, and Summerlin Centre.
Red Rock Canyon National Conservation Area sits roughly 10 to 15 minutes from most of Summerlin via Charleston Boulevard. In 2024, Summerlin became Nevada's first master-planned community to earn LEED precertification from the U.S. Green Building Council.

It depends on what you want: neighborhood schools, a shorter walk to a village center, or a bigger lot. The Villages are the strong families zone, while newer Summerlin West villages tend to attract move-up buyers who want the newest floor plans.
Is Summerlin walkable?
Walkability varies by village. Most villages connect to the trail system and center around a village park or retail core, so errands and evening walks work well, but a car is still the default in Las Vegas climate.
