Nevada closings run through an escrow and title company, and the settlement statement is where every line shows up. On the seller side, the usual items are the agreed commissions, escrow fees and title insurance that the contract assigns to you, county transfer fees, recording costs, the prorated taxes you owe through closing, HOA dues and any resale fees in managed communities, and the concessions you agree to for a buyer's costs. Some parts are local custom, for example which side pays for title insurance, and those are negotiable. The buyer's lender may require items the contract must assign. There is no universal answer, because the contract is the boss. What matters is that you see line by line before closing, and that nothing appears at the table that was not in the estimate you approved.
