It is completely human to price a home around what you are carrying: the next house, a payoff, a retirement figure, a family goal. And if the market happens to agree, wonderful, the need and the number line up. The buyers, the appraisers, and the comparable sales are the ones who actually set the price. Push the price above the market and the buyers stop coming; the home sits and the reductions follow the same curve anyway. The honest work is to treat your need as a target column and the market analysis as the real column, then work the distance between them on purpose. If the gap is small, sometimes a cost move or a timing change closes it. If the gap is large, the real conversation is the bigger question: wait, rent it, hold it, renovate a return, or restructure. My job is not to persuade you out of your number, it is to show you the real forecast honestly and help you choose the path that has a genuine chance, instead of announcing a price and hoping the market changes its mind.
