Full answer
Las Vegas is one of the fastest-growing metro areas in the country, and the building is working its way to the edges of the valley. In Henderson, Cadence keeps delivering phases in one of the best-selling planned communities in the country, with builders active across its neighborhoods, and Meriden, a newer KB Home master plan near the 215, opened with multiple communities at entry-friendly pricing. Inspirada is in its final buildout, which makes its remaining new product scarce and its resale story stronger by the month.
In the northwest, the pipeline is the story. Skye Summit is the newest approved master plan, roughly 500 acres set for thousands of homes west of the 215 at the end of the Centennial corridor, and Sunstone is another northwest master plan in the planning stage, with a mix of housing planned. The established corridors, Providence, Skye Canyon, and Summerlin West with villages like Kestrel, Stonebridge, and the emerging Grand Park district, keep adding phases. Each new phase brings new schools, retail, and demand, which is exactly why buyers who track the pipeline get ahead of the market.
The honest guidance: developers announce far more than they deliver on a schedule, so treat pipeline news as context, and buy what is real today. I keep current on active communities, actual pricing, and builder reputations because the difference between an announced phase and an available home is months, sometimes years, and the market moves while you wait.

Frequently asked
Questions people often follow up on
Where is most new construction happening in Las Vegas?
The concentration is in the northwest corridor, Providence, Skye Canyon, and the new master plans at the edge, plus Henderson, Cadence and Meriden, and Summerlin West. Each area has a different price band, so I steer you to the active phases that match your budget.
Should I wait for a new community to open before buying?
Waiting is a trade, not a guarantee. Early phases in a new community offer the lowest prices but the longest build times and the most unknowns, while established communities deliver certainty today. I lay out the real timelines and tradeoffs so the wait is a decision, not a hope.
Do new communities mean good resale later?
Communities in the growth path historically show catch-up appreciation as schools, retail, and neighbors fill in, which is why the pipeline matters to value buyers. It is a pattern with decades of evidence in this valley, and still no promise, so I share the history and the caveats together.

My strategy: buy what is real and track what is coming. I keep the pipeline current, steer you to active phases in your price band, and never let an announcement masquerade as an opportunity to act today.
