The most efficient way to find them is to define your criteria, then work the process: search multiple price ranges and areas, set up saved searches with alerts, drive the neighborhoods you want to invest in, and look at properties that need cosmetic or light work that most buyers will not take on.
A local agent who works with investors is worth a lot in this search. They can pull rent comps, flag overpriced listings, point out value-add candidates before they hit the mainstream, and tell you honestly whether a price and rent combination works in that specific community. Pair that with your own analysis on every candidate, rent comps from the neighborhood, expenses from tax records and HOA rules, and a financing quote so your numbers are current.
Speed matters because good investor deals get noticed. When a property clears your numbers, move: inspect it, verify the rent, and be ready to make a clean offer. The investors who build portfolios are not the ones who wait for a perfect deal, they are the ones who ran their numbers so many times that they recognize a working deal the minute they see it.
