In Las Vegas, as elsewhere, families try to settle before the school year, so the heavy focus search runs in the spring and the peak buyer counts, and that has historically made late winter to June the strongest seller window. Inventory rises with it, so you both see the most buyers and the most completion. Then fall brings a more selective but deeply motivated pool: relocation, second purchasers, investors, and emptyowners who move on the strip week, in a manageable market with less competition.

Our desert has its own twist on the chart. The summer in absolute traffic is slower, but buyers in July and August often act on necessity: a new school shot, a job change, a we-got-the-offer move.
