Home value is not the price you hope for, what you paid, or what a website guesses. It is what a willing buyer in today’s market will actually pay, and the most reliable evidence is what comparable homes in your community have closed for recently. Everything else, your community, your lot, your condition, your upgrades, is an adjustment on top of that evidence.
What drives home value in Las Vegas
Value answers to five things, roughly in this order:
- Location and community. The master-planned community, grid, views, street, and schools your address carries. Two identical floor plans can sit tens of thousands of dollars apart on location alone.
- The home itself. Square footage, bedrooms and baths, lot size, age, builder, and condition of the systems: roof, HVAC, water heater.
- Updates and upgrades. Kitchens, baths, flooring, landscaping, and overall care. Two similar homes can support different prices on condition and finish alone.
- Recent comparable sales. The strongest signal is what similar homes in your grid actually closed for in the last few months, not what neighboring owners hope to get.
- Timing and market tone. Supply, buyer demand, and rates set the tone your home sells into, which is why the freshest sales carry the most weight.
A website estimate versus a real comparative market analysis
Automated valuations are convenient and occasionally close. They run public records and county data through a model and produce a number fast, but the model has never walked the property. It can miss your kitchen, your view, your deferred maintenance, the community’s most recent buyer dynamics, and the specific sales that actually matter to your grid.
A comparative market analysis works differently. A local agent reads the actual sales in your community, filters for homes that are truly comparable, adjusts for differences, weighs your condition and updates, and builds a defensible range you can act on. It is the same evidence an appraiser uses, aimed at the bargain question: what you can realistically get when you sell, under the terms that fit you.

Is the Zestimate accurate?
A website estimate is a useful first glance, not the number to plan around. It runs public data through an algorithm, and it cannot see your condition, your kitchen and baths, your view, or the exact tradeoffs of your side of the street. On updated or unique homes, the gap between the estimate and reality can widen. Use it as a ballpark, then verify it against current, comparable sales in your community before you act on it.
How often do home values change?
A home does not have one fixed value that updates on a schedule. Value is a range, and it moves as the market moves. New supply, buyer demand, and mortgage rates shift what buyers will pay, and the comparable sales you measure against grow older every day. The number that matters is built from the most recent closed sales in your grid, so it stays current: a value from a few months ago can already be stale for the way you price or negotiate.
What does an appraiser look at?
An appraiser verifies the property on site, notes size, layout, age, condition, upgrades, and lot, then compares it against recent sales of similar homes and makes adjustments. That formal opinion matters when a lender is involved, and it is built on the same evidence a good CMA uses. The difference is purpose: an appraisal answers a question for a loan, while a comparative market analysis answers the strategy question of what do we ask, and what can we realistically get.
Does renovating raise value dollar for dollar?
Rarely, and it depends entirely on the project, the neighborhood, and the buyer. Some improvements, fresh interiors, updated kitchens and baths, flooring, landscaping, tend to be well rewarded at sale. Others can cost more than they add. And no single project guarantees a return at closing. The honest order is to establish your as-is value first, estimate what the work actually costs, compare that against what comparable, updated homes have sold for, and then decide with your eyes open.
How much is my home worth if I am not selling?
That depends on the job the number has to do. Market value, what the home would bring on today's market, matters for your equity and your planning.
