    The question I get more than any other is simple: What is the best neighborhood in Las Vegas? And the honest answer is that there is no single best neighborhood. There is the best neighborhood for you — and that depends entirely on what you value.

    I have sold homes in most of these communities. I have walked the streets with buyers, tracked what each area delivers over time, and paid attention to where purchase decisions hold up well. What follows is the honest version of what I have observed — not a sales pitch for any developer or zip code.

    This list was built on specific, observable criteria: current median price and price-per-square-foot data from GLVAR, CCSD school performance ratings from publicly available data, named community amenities and recreational access, HOA structure and dues, proximity to major employment corridors, housing stock age and condition, and active inventory and recent sales velocity. Not reputation, not marketing materials, and not opinions about who lives where.

    Neighborhood 1 — Summerlin (The Paseos, Stonebridge, and The Cliffs Villages)

    Saying Summerlin is like saying Las Vegas — it covers over 22,500 acres and is divided into distinct villages, each with its own character, HOA structure, architectural standards, and amenity set. For this list, I am focusing on three villages that offer among the most recent construction and the strongest proximity to Summerlin's trail system: The Paseos, Stonebridge, and The Cliffs villages.

    Summerlin Trail System

    150+ miles of interconnected trails running through the community — accessible directly from most neighborhoods within the plan. This is not a decorative path system. It is genuinely integrated into daily life, connecting villages to parks, schools, and commercial centers.

    Downtown Summerlin

    1.6 million square feet of retail, dining, entertainment, and Class A office space — walkable or bikeable from many Summerlin addresses. This is the commercial core that anchors the western valley.

    Red Rock Canyon National Conservation Area

    Less than 15 minutes from most Summerlin locations — direct access to world-class outdoor recreation, hiking, and scenic driving. Red Rock is not just a backdrop. It is a daily lifestyle amenity for Summerlin residents.

    CCSD Schools

    Seven Hills

If you have not heard of it, that is because it does not have a national brand like Summerlin — but the infrastructure and value are real.

    Infrastructure

    The northwest area has seen significant road and commercial investment over the past decade. The 215 Beltway extension, the Skye Canyon commercial corridor, and ongoing retail development have added convenience that was not present 10 years ago. This is a submarket on an upward infrastructure trajectory.

    Skye Canyon

    A master-planned community within the broader Centennial Hills area that includes a community center, resort-style pools, parks, and events programming. Skye Canyon has brought amenity-rich living to the northwest at a price point below Summerlin.

    Alta Drive Corridor

    Easy access to the 215 loop and the I-95 interchange for commute flexibility across the metro. The 215 connects Centennial Hills directly to Summerlin, the southwest, and Henderson without needing to drive through the Strip corridor.

    CCSD School Data

    New Construction
