Welcome
This site exists for one reason: to help you decide what to do, even before you decide who to call. Most people arrive with a question, not a contract, wondering what their home is worth, what they can afford, whether they should list or sell a different way, or what to do with a house after a divorce, an inheritance, or a parent's move.
I'm Steve Lockhart, your Las Vegas real estate strategist. We start with your situation and a structured method, never a one-size-fits-all pitch. When the plan is clear, we move.
The Lockhart Method
01
Understand the client before recommending a solution: situation, goals, finances, timeline, and what success looks like.
02
Prepare and position the property, and your position, based on what the diagnosis revealed.
03
Create and capture the right market attention instead of listing and waiting.
04
Manage the process end to end: communication, deadlines, professionals, and decision points.
05
Evaluate the whole opportunity and protect your objectives through terms, negotiation, and closing.

Four questions sellers bring me most, answered in plain language before we ever talk strategy.
Your home's value starts with recent sales in your actual neighborhood, adjusted for condition, updates, view, and lot, and priced for how you plan to sell. I build that estimate with you so the number rests on your street's evidence, and I show my work so you can see every assumption.
Get your home value estimateThat depends on your situation more than the headlines. The September 2026 market report shows single-family prices holding at a $470,000 median with roughly a five-month supply, which means buyers have more choice and sellers need honest pricing, and I'll weigh that against your equity, timeline, and the cost of your next move.
Read the Las Vegas market reportA home that lingers usually has identifiable causes: price, condition and presentation, marketing reach, or timing. I'll read your listing history with you, diagnose which ones applied, and build the fix before anything goes back on the market.
Why homes do not sellA traditional listing is one route, not the only one. Depending on your goals, a cash offer, renovate-to-sell, trade-in, sell-and-stay, or holding the property can each make sense, and I compare the real numbers for every route so you decide with the full picture.

The person behind the method
Nearly thirty years with MGM Resorts, including executive leadership at MGM National Harbor, taught me how to understand people, manage complex operations, negotiate, and own results. Real estate investing added the discipline of evaluating opportunity and managing risk. I bring all of it to every client, through The Lockhart Method.
My mission: help people create priceless memories through homeownership and build lasting wealth through real estate, by understanding their goals, guiding informed decisions, and delivering strategic representation.
Trust before the first call
People do business with people they know, like, and trust. You are likely here with a real question, not a transaction, and you want an agent you can rely on to answer it honestly and guide you through the decision. That is the role I aim to fill.
I listen first. I answer honestly, even when the honest answer is not the easiest one, and I guide you through the decision from there. The Lockhart Method is the framework I use to give you the clarity and the confidence to move forward, at your pace, with no pressure.
"What matters most to you? That is where every strategy starts."

My read on this market: after hitting a record $490,000 median in May and June, single-family home prices in Las Vegas held at $470,000 in September, unchanged from a year ago. Inventory has climbed to 7,995 single-family homes listed without offers at month-end, about a five-month supply, and mortgage rates eased to 7.32% in the latest Freddie Mac survey. That gives buyers more choice and better leverage, and it means sellers need honest pricing and a real strategy. These figures come from Las Vegas REALTORS (LVR) data for September 2026 and update as new reports are published.
